About Justin Molyneux
My name is Justin Molyneux, and I’m the primary lending manager for Diversified Home Loans. I’m currently licensed in Utah and Idaho, and I’m looking forward to becoming licensed in Wyoming as well. Although I am still learning more about home mortgages with every passing day, I believe my two decades in this business have taught me two very important things.
The first is the value of great communication. This extends far beyond making myself available to speak whenever my clients need me. Communication must also include understanding what makes each of my clients’ situations unique. Only in that fashion can I ensure they receive the ideal home loan: one which is best tailored to their needs, and which also comes with the lowest possible interest rate.
Great communication also establishes a close, personal connection. That warm rapport is the main reason why people feel so confident about the work I do for them. It is also why I enjoy so many referrals from realtors and my previous clients, many of whom I am honored to call my friends.
The second is customization. In a market which offers so many different types of loans, the term “one size fits all” simply does not apply. To be certain, you’re going to benefit from the lowest interest rate and zero origination or underwriting fees whenever you choose to work with Diversified Home Loans. I take great pleasure in serving so many people throughout the greater Cache Valley area, for it is within this community that I have chosen to raise my own family. My wife and I are blessed with a boy and two darling girls, and when I’m not busy with home financing you can find me taking them bowling, fishing, shooting, or to volunteer for philanthropic organizations including The Family Place. On certain days you might also find me cheering (perhaps a little too loudly) for the Dallas Cowboys!
Conventional mortgages are offered at 10, 15, 20, 25, and 30 year terms. There are a number of advantages to a conventional loan; these advantages include flexibility and lower costs. Also, conventional loans do not have up-front mortgage insurance premiums due. There are few disadvantages. Conventional loans generally require a larger down payment (at least 20% to avoid mortgage insurance) and have stricter debt to income ratio requirements than the Government Programs. These loans may have monthly private mortgage insurance if certain loan-to-value ratios are exceeded. FHA loans are insured by the Federal Housing Administration and require a minimum of 3.5% down. This loan program is very popular for first time homebuyers. For Cache Valley home loans we offer FHA loans because FHA loan programs are particularly beneficial to those buyerswith less money down. The rates on FHA loans are generally market rates, while down payment and credit score requirements are less strict than conventional lending. FHA is available to all buyers and the programs are designed to help creditworthy borrowers of low to moderate-income families reach home ownership.
USDA (Rural Housing) Home Loans
USDA (Rural Housing) home loans are offered in rural areas as determined by the United States Department of Agriculture (USDA). The goal of USDA is to help lower income households obtain home loans at reasonable mortgage rates in rural areas. USDA does have some income and property eligibility requirements. USDA charges a 2% funding fee to guarantee the mortgage. This fee is financed into the loan amount. USDA home loans in Cache Valley include many advantages to qualified borrowers. The benefits of USDA are that the program offers 100% financing with minimal monthly mortgage insurance. Eligible USDA property types are single family homes and townhouses.r
VA guaranteed loans are made by lenders and guaranteed by the U.S. Department of Veteran Affairs (VA) to eligible veterans for the purchase of a home. If you have served in any of the armed forces, you may qualify for this home loan in Logan, Utah. The benefits of VA loans are that the program offers 100% financing, no down payment, and no monthly mortgage insurance. VA requires an upfront guarantee fee that varies depending on eligibility. The fee may be paid in cash by the buyer or seller, or it may be financed in the loan amount. A Certificate of Eligibility from the VA must be presented to the lender to qualify for the loan.
Construction loan terms are usually one year or less. Quality service and being able to access your draws (construction funds) can help relieve a lot of the stress involved in the building process. There are a couple options available with construction lending. You can do a one-time-close, which is a 31 year term. The first year is interest only and is later converted into the 30 year principal and interest loan at completion. You can also do a short term construction loan, which can be up to a 12 month term.
